Any advise you wish you knew at this stage?
I didnt say I was hired.... I said I have my license. I dont want to work for a broker I want to make money on my own.

You really should be looking to your broker for guidance, he will know not only the laws where you are working, but how hte social networks operate.
First, get into business with a reputable broker. ERA, Century 21, Coldwell Banker to name a few are the nationwide, sometimes worldwide brokers that know the business.
Focus on the expired and withdrawn listings. Another place to focus your time is the FOBO’s. Not for the listing, but for when they buy their next property. If you’re lucky, they’ll consider you for the listing, but don’t even mention it until they do.
if you want to do anything with your license, the law is clear; you must
PLACE your license with a broker.
Why? Because someone with
“extensive” experience and training, etc, has to be held accountable.
Brokers satisfy that requirement.
–in fact, whether you are Placing
your license with a broker or not
you must state in all contracts that
you are also a licensed RE agent.
you can choose to deal in buyer’s
or seller’s agency, in
residential or commercial or business brokerage…….or all of them.
YOU may not PRACTICE real estate
till your license is placed–but you
may earn money in RE buy buying
for yourself.

OOPS, problem. In MOST states, you cannot practice real estate without hanging your license with someone for at least a few years.
In my real estate course, this was covered thoroughly.
Maybe Florida will allow you to go on your own and be a sole proprietor with a shiny new license, but you don’t want to do that. There are so many liabilities and ways to get yourself into trouble, you want to study under a good principal broker before you set up your own shop.
