Where is the Best Place to Invest in Real Estate?

I know places like California, Florida, Arizona are way overvalued now.

I thought of Texas, since it's one of the most undervalued states, but I learned recently that property taxes there are 3%, which seriously cuts into the bottom line.

I'm looking for a CAP rate of 10% + AND a Cash Return of 10% +...

I've got the money, just need to find a good place.

New Mexico’s growing a lot! There’s Rio Rancho (fastest growing city) and Los Lunas (2nd fastest growing). They’re building homes here like CRAZY!!!

I would suggest Manhattan. You’ll need to find an investment property, but if you can find a good investment property, one that’s been on the market for awhile, is maybe going for $90k and needs a little work. Manhattan is a multi-million dollar neighborhood. Fix up your property, and your returns will out-strip what you’ve specified above.

Although, I admit I don’t know what CAP means. :blushes:

Try looking into tax lien certificates in Cook County, Illinois. The rate of return is 18% for 6 months. If you don’t get paid as the lienholder by the end of the lien period, you get the property free and clear. I think their tax lien certificate sales are in October. Check online with the treasurer.

Invest in Vancouver British Columbia Canada, the real estate market is hot. If you invest money in an area that’s not to bad but still isn’t desired within a year it will increase 100000-300000.

arizona is still not bad as Maricopa county has 3 of the top 5 fastest growing cities in America right now. The other two are in Las Vegas…. hope that helped…maybe

Salt Lake City. House prices are growing at about 20-30% a year. Bidding wars are not uncommon, and houses often sell for more than they are listed for. The economy is growing. After being undervalued for some time, the real estate market here is catching up to the rest of the country. Taxes on a 200K house are about 1.5K per year.

What type of investment are you speaking of? If you plan to invest in 2nd trust deeds, I would invest in an area close to where I lived. there are enough in anyone area for investment purposes.

I would find look in the telephone book, find some brokers and fax them a sheet indicating I was interested in small, medium or large 2nd trust deeds as an investment and to send you the loan package also indicating your turn around time.

You should also set up someone to do the servicing of the loan. There are many professionals that are in the field, ask a few title companies for a local servicer.

The closer you are too the property the better, because you can drive by and take a look at what you are investing in. If foreclose becomes necessary it is in your local area and you would not be dealing with an out of town property, with out of town Realtors or foreclosure companies. Then each state has a different way of foreclosing as well as some states use attorneys for closing where as some use escrow. Stay in your comfort zone.

If it is your choice to invest nationwide then all means go for it, but you understand the local markets and local housing values in the various communities.
